Rental Property workpaper

How the Rental Property workpaper calculates each property's net rental result and allocates it to the owners.

The Rental Property workpaper calculates the income, expenses and net rental income or loss for each rental property. It then allocates the result to each owner according to their ownership share and passes each owner's share to their ITR Summary.

Multiple properties

The workpaper holds up to five separate rental schedules (Property 1 to 5). Each property is calculated independently, so entries for one property never affect another.

Ownership

For each property, record each owner's name and their ownership percentage. The percentages must add up to 100%.

Rental income

Enter Rental income and Other rental income by month, from July to June.

Total Rental Income = Rental Income + Other Rental Income

Rental expenses

Each category below takes monthly values from July to June, and the annual amount is calculated from those values:

• Agent fees/commission

• Administration fee

• Advertising

• Bank charges

• Body corporate

• Borrowing expenses

• Cleaning

• Council rates

• Deductions for decline in value

• Gardening/lawnmowing

• Insurance

• Interest on loans

• Land tax

• Legal expenses

• Pest control

• Repairs & maintenance

• Capital works deductions

• Stationery, telephone & postage

• Travel expenses

• Water charges

• Sundry rental expenses

Total Rental Expenses is the sum of all the categories.

Supporting schedules

• Depreciation / capital works: record amounts under Per XPM Schedule, Quantity Surveyor Report or Other. The schedule calculates total depreciation and total capital works.

• Interest: add multiple loans with monthly interest amounts. The annual total flows into the rental expenses.

• Repairs: enter the date, amount and details of each repair. The total flows into Repairs & Maintenance.

• Other expenses: enter the date, amount and details of each additional expense. The total flows into the relevant expense category.

Net rental income

Net Rental Income = Total Rental Income – Total Rental Expenses

Allocation to owners

The net rental result is split between the owners by ownership percentage. For example:

• Go to Jobs and open the relevant job.
